4 Sprucewood’s master suite is worthy of envy. The master closet is a work of art. The generous space was meticulously laid out by our in-house designer, Shawna Feeley and project manager Marc Ventresca. Our in-house cabinetry shop R&J Cabinetry designed the perfect center island with generous drawers on both sides for tons of storage. The end has open shelving for displaying favorite shoes or bags. Endless amounts of hanging surrounds the room and storage shelves for sweaters and shoes are ample. The large windows perched above the window seat allows plenty of natural light to pour in. An added make-up table with decorative mirror and sconces perfect this dream. A tri-angled full length mirror allows dressing views from all sides with recessed lighting to ensure a perfect visual. Both sides of the marble topped island come equipped with docking drawers allowing for uncluttered charging of electronics or necessary power for hair dryers, curling irons, steam presses, etc. A closet this grand and well organized does not just happen. Careful planning to organize each feature and allow for the right combination of function and form was done first in CAD and then adjustments were made to accommodate all of these remarkable features. 4 Sprucewood Lane is filled with many amazing luxuries and the master closet is a prime example of luxe living at its finest.

The three story entry makes for a great visual whether coming or going. The second floor sports a huge triple window with views of the pond across the street. The mudroom is generous in size. White shiplap paneling keeps it bright and durable. The mudroom has a powder room and built in cubbies with storage below a custom oak bench. The laundry room has an industrial vibe with the stainless backsplash and wall to wall open shelves. The porcelain “wood” floor is in a distressed wood look. A honed black absolute countertop provides a durable workspace. The view of the pool is spectacular from every window in this part of the home. The open concept kitchen flows beautifully into the family room with the smart-looking shiplap surrounded fireplace. The spectacular paneled library in Benjamin Moore’s Blue Note is a show stopper. Completed with brass accents and library sconces. This floor to ceiling leathered bluestone slab fireplace is the ultimate showstopper! It surrounds a Town & Country modern widescreen river rock gas fireplace. It projects into the room and has mitered corners so that it appears to be a solid 5” thick slab. The blue stone pattern has the visual satisfaction rival to a modern art painting. The leathered finish gives it another dimension and texture in this room of surprises. To further set the tone, the walls are painted Farrow and Ball’s Wevet, which has just a blush of color. 2014 Best Spec Home $3-4 MILLION

Design inspiration comes from many places. The runway for Fall 2013 was trending with the classic standby of good taste: black and white. We were inspired to take those cues for a new look at designing a traditional home.
We wanted 5 Adams Farm Road to have a timeless feel, but make no mistake; this is NOT your mother’s house. Let’s start with the most important room, the kitchen. White cabinetry with honed black granite around the perimeter is a classic pairing. We added a 2” thick slab of marble on a 9-drawer island for a punch of glamor. There is just enough black to pop against the white for a nice stark contrast. The Calcutta marble mosaic backsplash in shades of grey compliments everything and pulls the room together. The tile goes up and around the window frame for an updated look.
The Butler’s Pantry looks as if you may actually have a butler! It is certainly a salute to classic style. We stained the floors a dark, dark walnut but kept the walls light shades of blue and grey so that nothing feels heavy.
There are continued touches of black and white around the home. The black french writing on the white enamel in the master bathroom is wonderful.
The soaking tub and marble flooring paired with rich mahogany cabinetry are seeped in tradition. The marble herringbone pattern on the floor and shower is striking. A huge Hers closet to store even the biggest clotheshorse’s wardrobe adds to the appeal. The make-up vanity screams movie star and will make the lucky owner of this home feel like one.
2014 Outstanding Spec Home $2-3 MILLION
7 Old Orchard Road, Westport
SIR worked with the Buyers to customize this home to meet all of their family’s needs. With four kids, two dogs and a penchant for large light fixtures and fun, livable design, we had our work cut out for us. Luckily, it was a great relationship with ample budgets resulting in a spectacular finished home. This home has a grand foyer, expansive kitchen that opens onto a family room, living room, formal powder room, office, mudroom and mudroom powder room and that’s just the ground floor. Ample living space is found throughout four levels. The 3rd floor was converted in a bedroom for the only boy in the family. The three girls have fun colorful bedrooms on the 2nd floor along with an en-suite guest room and dreamlike master suite. The lower level has the coolest playroom ever, walkout bedroom with full bath, home gym, and gaming room with DJ booth. This is for sure the house in the neighborhood where friends will want to gather and hang out. The exterior is equally beautiful and no detail was spared with the landscaping.
This modern kitchen boasts top of the line appliances and smart design. The grey glass backsplash with white grout pops off the wall. The 2” Carrera marble on top of the expansive island will seat many and look great doing it. It is high functioning with two dishwashers, a Miele plumbed coffee center, Wolf and Subzero cooking and refrigeration and a micro-drawer. An additional Subzero wine refrigerator is found in the butler’s pantry with a prep sink and barware storage.
The foyer has a welcoming entryway with an extra large birdcage chandelier perched high above and a powder room with whimsical cityscape paper.
A master retreat contains a spa-like bathroom with lux white marble tile, polished nickel Rohl faucets and marble countertops. This bath has a Kohler pedestal tub with mirrored grey cabinet towers flanking the window. It showcases individual his and her vanities, with wide polished nickel mirrors flanked by Restoration Hardware Edison bulb sconces.
Twin sisters will have their own rooms with unique accent walls and will share a bathroom with two sink vanities and in the hall a double homework area is a perfect desk for two. The big sister has her own room, own bathroom and own desk. Marsha, Marsha, Marsha!
The exterior has an outdoor dining room and expansive grounds. 7 Old Orchard is a wonderful collaboration between builder and buyer.

The lower level at 7 Old Orchard Road has a gym, a bedroom and a full bath, but the kids rule the roost on the lower level with their MTV cribs versions of a hangout. The girls’ playroom has wall-to-wall built-ins and a 70” television. There is a spinning disco ball and also laser lights that rival the best clubs. The light-up letters on the poppy colored accent wall steal the show and set the tone for fun. I dare you not to have your own dance party in there.
Not to be outdone by his sisters, the boy’s game room includes built-ins for his Playstation and room for a huge flatscreen. Mom insisted that a double trash unit be built into his gaming cabinet in a pre-emtive strike against teenage boy garbage. As if his gaming system is not impressive enough, he has a DJ tower complete with the best audio equipment. Again, dancing is encouraged.

SIR’s office administrator, Stephanie McDowell’s graphic design experience allowed her to create and layout this wonderful piece to give perspective customers a glimpse of the possibilities when building your dream house with SIR.
The key information about what makes a home “Signature” is highlighted on each page. We have an opportunity to inform the reader about our process from beginning to end. We are able to show off exquisite photos from our projects and highlight our HOBI awards and leave perspective buyers with a dream to build an SIR Signature home. SIR Development earned a third HOBI award in 2013 for Outstanding Special Purpose Room. James Bond, Jay Gatsby, Don Draper all come to mind when you first look at the rift sawn oak office at 5 Old Hill Farms. It has multiple layers of craftsmanship that begin with the raw materials.
Rift sawn oak is special for many reasons. Rift boards, those exhibiting the least amount of “ray or flake” are most often those boards with the growth rings at a 30-60 degree angle to the face of the board. They are also the narrowest boards. The effect of designing an entire room with that special wood can be amazing, as evidenced by this office. SIR not only oak paneled the walls, but the ceiling, bookcases, and the wet bar. The ceiling has a nice grid detail and a soffit for added depth and style. SIR Development won the 2013 HOBI Award for Best New Commercial Property, proving the extensive building talent of the SIR Development team. Opened in November 2012, this is the first new commercial building constructed in downtown Westport in more than 40 years. Construction of 100 Post Road East represents one of the most significant development projects launched in downtown Westport during the last 10 years. The development of this property began the extension of Main Street down the Post Road to connect it with the old post office which has become a new restaurant called Post 154.
WESTPORT HISTORIC PRESERVATION AWARDS
2012 “Tannery Cottage”
15 Powers Court, Westport
SIR Development was awarded by the Westport Historic Preservation Commission on October 29, 2012 one of nine awards for it’s preservation and restoration of 15 Powers Court, Westport.
Oral tradition claims that the structure and the other three related houses that face the Post Road were floated from Long Island and used to house workers of a local leather manufacturer for New York City hat trade on the site of the Westport Country Playhouse.
This award was given to SIR Development for their efforts to achieve an adaptive reuse of a historic structure while retaining many of the significant exterior elements of the original building, including the original clapboard siding, roof lines and shed dormers.
